Why Showing Data Matters

By Alex Burton

Landlords, real estate agents, and property managers have all their income driven by one key action: showings. There would be no applications, and therefore no leases, without potential tenants viewing units. Given the critical role that showing units has on the bottom line, why do so few real estate operators track their showing data? The simple answer is they do not have the time and energy for it during their busy day to day. This is where Leasehub comes in. The Leasehub software not only tracks completed showings but canceled showings (by tenants or agent), rescheduled showings, showings by specific agent, potential tenant feedback on the unit and agent, potential tenant type, and agent feedback.

This data being collected on the Leasehub insights tab means you can run your own personal analysis. As a property manager you can see how changing property price drives showing requests and applications. Analyzing this data will help you create strategies for filling vacancies quickly. It will give you insights such as at what time before current lease expiration you want to start showings to have enough time to hit the max rent ceiling. It can help you to break down the leasing market and understand what prices attract different segments of the market. These are just a few examples how this data will help your day to day operations.
